How you finish a transaction matters. I’ve had the privilege of working with some incredible personality-based brands in real estate. One thing I’ve learned from these market leaders is the value of not only starting well with transaction client care, but finishing well. Concluding buyer and seller collaborations with the same clarity, kindness, and uncommon attention to detail that compelled your clients to choose you in the first place.

And I’m not saying these ideas aren’t valid. I’m a huge fan of quality client gifting, and speak often about the importance of personal touches like handwritten cards. But…is it enough? Are you fully informing your clients at the end, reminding them of your brand excellence, and inviting them to support and collaborate with you in the future?

You shouldn’t struggle with showing this kind of client care at the finish line. The conclusion of a buyer or seller journey is a milestone that I believe most agents simply don’t know how to approach. Due to any number of reasons (like exhausting last-minute transaction glitches, or pure lack of time), most Realtors neglect their personalized experiences at the finish line. And thereby give up an incredible opportunity to end the client relationship strong.

This is a time to go “above and beyond” with value that they weren’t necessarily expecting to receive: like info on how to apply for a Homestead Exemption (if applicable), tips for organizing their new home, etc. Be. The. Hero.

Invitation to additional services. Odds are, many of you offer real estate services outside of working only with buyers and sellers. Do you manage rental properties? Advise on property investments? Offer ongoing concierge services? See your Goodbye Packet not only as an opportunity to thank the client for services rendered, but entice them to keep communication open and think of you as a future resource in other areas, too.

Testimonial request. I can’t think of a more perfect or natural space to request social proof like client reviews, than your Goodbye Packet. Remember to be confident in your request, always dignified, and specific about the kind of feedback you’d love to receive.

Referrals request. This goes hand-in-hand with the testimonial request. Express sincerity and let your clients know that you’re eager to serve their friends and family with the same care you’ve shown them. Invite them to trust you with their sphere.

Heartfelt thank you. As always, bring things full circle with a kind and sincere concluding note, thanking the buyer or seller for a wonderful collaboration and expressing your desire to stay connected moving forward.

To be clear, the Buyer Goodbye Packet is its own 25+ page PDF magazine template, and the Seller Goodbye Packet is its own template as well. As you can see from the table of contents outline for each, they are individually tailored to the nature + needs of the clients they’re designed to support. 

To keep things simple, and ensure that you have both sides of the client experience covered, the Buyer and Seller Goodbye Packet templates are bundled together as one “duo template” product in the Shop.

“When would I deliver a Goodbye Packet like this to my client?”

Since the Packets include helpful info like pre and post-move checklists, utility information (for buyers), etc., I would recommend sharing the Goodbye Packet with your clients about a week or two out from closing day.

“What if an aspect of the Table of Contents doesn’t apply to my area or client, like the Homestead Exemption?”

No worries! You can simply delete the information or pages that don’t apply to you / your clients (and adjust the Table of Contents accordingly). That’s the beauty of having a custom template that can be quickly and easily tailored to you and your people.

Each template in the BLUEPRINT Collection  is A4 size. I chose A4 for different reasons. Most notably: most agents I talk to wish to send out their media kits via email (faster delivery and saves expense). A4 showcases beautifully via email, whereas a more standard magazine size usually fails to display as two pages. And if you are investing in quality communication materials, then I want to guarantee that these magazines will display easily and beautifully.

“What if I don’t have a team?”

No worries. I’ve created both “solo agent” and “team” versions of all templates in the Collection, so at time of purchase, you can choose the option that best serves your model.

“Is the template fully customizable and easy to use?” 

Oh, you bet. These templates are designed with absolute “non-designers” in mind. I know there is no “one-size-fits-all” solution. This is why each template is unbelievably easy to edit to your business branding, colors, and fonts, to make your client materials look and feel expertly built + beautifully designed.

All templates were created for customization in Canva, which is quite possibly the most easy, user-friendly design software out there. Perks include loads of free fonts and images, and a simple drag-and-drop interface. If you’re brand new to Canva, you may spend a few moments of poking around to figure it out, but no heartburn involved, I promise.
